Builder incentives make the monthly payment and the cash to close lower than most buyers expect, the communities are built like resorts, and the schools are the best-rated in Montgomery County. Layer on Conroe's location and the fact that it's one of the fastest-growing cities in the country, and the demand makes sense.
Here are the five reasons buyers keep landing here.
1. Affordability, in the two places it actually matters
The list price on a new build often looks higher than a comparable resale home. What buyers care about is the monthly payment and the check they write at closing, and new construction wins on both.
Lower monthly payments. Conroe builders use their preferred lenders to buy interest rates down, sometimes as low as the high 1s or low 2s depending on the builder and the program. A resale seller almost never matches that. Drop the rate and the same purchase price produces a lower payment, often by several hundred dollars a month. It also means your pre-approval, calculated at resale rates, understates what you can actually afford in a new construction community.
Lower out-of-pocket cost. Many Conroe builders offer flex cash that can be applied toward closing costs, prepaid items, or the rate buydown. Some cover title or survey costs through their preferred providers. VA buyers can often stack additional benefits on top. The difference between a resale purchase and a new construction purchase at the closing table can be substantial.

For a family with young kids, this is frequently the deciding factor over a resale home in an older neighborhood where the closest park is a drive away. You're buying the community as much as the house.
3. Conroe ISD, and schools built inside the community
Conroe ISD is a genuine draw, not a marketing line. Niche named CISD the best school district overall in Montgomery County for the fifth straight year in its 2026 rankings, with an overall A grade, a top 10 finish in the Houston area, and placement in the top 7 percent both statewide and nationally.
The academic numbers back it up. Math proficiency across the district runs 58 percent against a Texas average of 44 percent, and reading runs 61 percent against a 51 percent state average.
Communities like, Artavia, Granger pines, Grand Central Park and more to come will have elementary schools built directly inside the community, which means kids walk or bike to campus instead of sitting in a car line every morning. That's a daily quality-of-life difference parents notice immediately.
School zoning can change and ratings shift year to year, so verify the current assigned campus for the specific address you're considering rather than relying on community marketing materials.
4. Location that works for both commuters and weekends
Conroe sits on I-45 with straightforward access to The Woodlands job corridor and into Houston, which is why so much of the growth is coming from families moving north for more house and better schools without giving up their jobs.
Montgomery County has pulled in major employers including ExxonMobil, Anadarko Petroleum, and Aon Hewitt, so a growing number of buyers here don't commute into Houston at all. Add Lake Conroe for boating, fishing, and lakefront dining, plus Sam Houston National Forest, and the recreation is genuinely local rather than a two-hour drive.
5. One of the fastest-growing cities in the country
Conroe's population reached roughly 125,000 in 2026 and is growing near 5 percent annually. It's up over 37 percent since the 2020 census and has more than doubled in the past 15 years. SmartAsset named it one of America's newest boomtowns, and the U-Haul Growth Index ranked it the fastest-growing area in the Houston region.
Housing units rose 37 percent between 2019 and 2024, and the local labor force grew 33 percent over the same period. That's not a bubble pattern, it's jobs and rooftops arriving together.
For buyers, sustained demand in a growing market is part of the calculation. No one can promise appreciation, and you shouldn't buy on that assumption alone, but growth of this scale is why new construction inventory here keeps moving.
What's the catch with new construction in Conroe?
Two things surprise buyers.
Property taxes. A lot of Conroe new construction sits inside MUD districts, where the combined rate can run higher than an older neighborhood outside a MUD. Two homes at the same price in different Conroe communities can carry noticeably different annual tax bills. Get the actual rate for the specific community before comparing monthly payments, and confirm it with your lender or the taxing authority.
Build timelines. Depending on the builder and whether you're buying an inventory home or building from the ground up, you could be looking at 30 days or the better part of a year. If you have a lease ending or a house under contract, that timeline drives every other decision.
Do I need my own agent buying new construction in Conroe?
Yes, and it typically costs you nothing out of pocket, because builder incentives are already priced in. The on-site sales rep represents the builder. Your agent represents you.
The value is knowing which builder in which community is running the strongest package this month, which lot premiums are soft, which upgrades hold value at resale, and which builder contact will actually push for you. None of that is published. It comes from walking these communities regularly.
